The “service in the background” concept has been a foundational part of the industry for ages, dating back to the Roman Empire (and long before). The most obvious use of Facility Maintenance (or “FM”) services is to maintain the various equipment and systems within a facility. This can include big-ticket items like boilers, chillers, and air conditioner units and go all the way down to items in individual rooms, such as A/C window units and kitchen appliances.

Many of these items are controlled in groups under a centralized schedule of inspections and governed through a Building Automation System (BAS) in tandem with a Computerized Maintenance Management System (CMMS). In a similar way, Janitorial programs take into account all of the rooms and equipment that building occupants come into contact with on a regular basis, from restrooms to kitchens, cafeterias, lobbies, stairways, and so on – essentially, if it’s walked on, touched, or used in relation to a bodily function, the Janitorial program must make sure everything remains clean, sanitary, and safe to use during all working hours.
